SmartCity Malta to start construction on four new buildings

SmartCity Malta has issued the tender for the construction of four new buildings, signaling the start of a new phase for the township.

Adjacent to SCM01 and forming part of the Lagoon District, the new construction will include two office buildings, SCM02 and SCM03, and two retail buildings, SCM04 and SCM05. The launch of the lagoon area itself is timed to coincide with the completion of the new building complex.

The scope of construction works will involve ground works and erection of the structural frame.

The four buildings are situated along the tributary road connecting the Main Boulevard alongside the Great Steps, and will occupy a space already connected to surface and underground infrastructure. In line with the Master Plan and the Infrastructure Plan of the project, the new buildings, and subsequent phases, can easily connect to the primary infrastructure put in place during the first phase.  Arranged as an interconnected cluster, the architecture massing of the buildings is carefully coordinated to provide knowledge workers with panoramic lagoon views and maximum exposure to natural lighting.

This new phase of development ushers in the latest product offering from SmartCity Malta comprising of the retail buildings SCM04 and SCM05. Designed as a multi-level, open-air esplanade, the retail spaces will house food and beverage outlets as well as retail shops and boutiques, all of which are just a few steps away from the Lagoon. Lush, terraced rooftops create the ideal setting for dining and recreation activities.

SmartCity Malta CEO, Mr. Fareed Abdulrahman said that “We have already started working on the new phase because of the interest generated for SCM01. The new products are being created for a wider range of organizations and service providers that we could not cater to in Phase one. With the kind of interest we have seen so far, SmartCity Malta’s lagoon retail district promises to be one of the most happening places in Malta. “

The external facade system of SCM04 and SCM05 features retail shop fronts, window wall, stone cladding and trellis features.  A ‘Grand Trellis’ architectural feature provides definition to the space, and creates a sheltered interstitial environment within the retail strip. Buildings SCM02 and SCM03 are located adjacent to this retail block, with an open-to-public atrium lobby leading into the central lagoon retail district.

I must admit that I get rather confused when it comes to understanding the rules and regulations of the building industry in this country. I would have thought that when Smart City was given the green light, it would be a case of getting on with the project, from start to finish, not having to submit a fresh tender on the completion of each phase. Why the need for all these retail outlets? I was under the impression that this was going to be an IT Park for multi national companies like HP, IBM, Dell etc, but it’s now becoming just another shopping complex. Maybe I’ve got it wrong. However, I have to say that being a pensioner I was hoping that I might be around to see the finished product; with the speed that this project is taking even that now looks a bit doubtful.
