Balluta Terrace presented to local and foreign investors


The Balluta Terrace Project, which is in an advanced stage of construction, was recentlypresented to a number of guests including local and foreign investors, law and architectural firms, interior designers and representatives of leading financial institutions.

The presentation was held at Le Meridien, St Julians where guests had the opportunity to view a scale model of the project and the progress of the project’s construction situated adjacent to the hotel.

During the presentation, the guests also had the opportunity of experiencing life at Balluta Terraces by means of 3d impressions, depicting both the exterior and the interior of the furnished apartments.

In his address to the guests, architect Joseph Bondin said that “one of the main reasons why the project has attracted so much interest from both local and foreign investors is its location.

Situated on the threshold of Balluta Bay, where the panorama is characterized by a scenic promenade renowned for hosting some of Malta’s finest restaurants, five-star hotels, cafeterias, beaches and an excellent location for taking relaxing seaside walks, this project is set to become one of the most sought after addresses on the island.”

Bondin added that “the developers have incorporated a number of measures aimed at making the project not only a state-of-the art development, but also one that respects the environment and cuts down on emissions, being in line with the latest EU legislation relating to Energy Performance of Dwellings in Malta (EPRDM).

The development has been designed in such a way so as to guarantee the lowest attainable yearly carbon footprint possible.” Architect Bondin also stated that currently an accessibility issue exists in the area. Both the pedestrian and vehicular accessibility have been improved by this project.

The issue of pedestrian accessibility has been improved by constructing a staircase which links Alfred Gauci Street to ‘ir-rampa ta’ San Gilian’. On the other hand vehicular accessibility has been obtained by extending ‘ir-rampa ta San Giljian’ and providing a turning circle within the site thus facilitating access for the  residents of ‘ir-rampa ta San Giljian’ and Balluta Terraces.

The guests were welcomed by Chris Grech, a director of Balluta Terrace Company Ltd, who said that “the project’s location and the attractive payment scheme have resulted in the sale of more than 40 apartments while the development is still in construction phase. Customers pay 10% of the price of their apartment upon signing a preliminary agreement and another 20% on completion in shell form of the apartment in question.

The remaining balance of 70% of the price will be settled upon completion of the apartments.” Mr Grech also announced that the progress of the construction is ahead of schedule and will be completed by September 2012.

The Balluta Terrace Project, which is being marketed and promoted exclusively by Dhalia Real Estate Services,  comprises of three blocks of highly-finished apartments, built right on the edge of Balluta valley and only a few footsteps away from Balluta Bay.

Once the construction works have been completed there will be 97 apartments in all, as well as three levels of underground parking. The majority of apartments will enjoy views of Balluta Valley which are truly breathtaking.
