MEPA turns down proposed residential building in Xemxija
MEPA turned down a proposal for the demolition of a two-storey detached building to reconstruct a four-storey residential building in Xemxija.
The proposed building was to consist of eight apartments and a penthouse with underlying semi-basement garages.
The area, at the foot of Xemxija Hill is characterised by detached and semi-detached buildings and MEPA deemed the proposed building “an overdevelopment given the character and existing context of this residential area.”
MEPA approved the change of use of three retail outlets at The Point in Tigne into Class 6 catering outlets, as they were deemed to fall within the ‘Secondary Town Centre’ zoning and are adjacent to the open pjazza area of The Point.

I do not understand how or why there is more development when the Housing market is over saturated with empty properties. Is this laundered money or tax evasion money being channelled into so called legitimate development??? Surely the authorities must have their own suspicions especially when market prices do not collapse but maintain their own value. It’s about time that Government taxes these developers rather than hit the working men and women of this country.
